Windows rarely fail all at once. They wear out slowly — a draft here, a stubborn sash there — until one day you realize you’ve been living with the problems for years. If you’re not sure whether your windows need repair or replacement, these are the signs we look for when we visit a home.
1. You can feel a draft
Stand next to a closed window on a windy day. If you feel moving air, or the curtains stir, the seals around the sash or frame have likely broken down. New weatherstripping can buy some time, but when the frame itself has warped or shrunk, the draft comes back.
2. There’s fog or condensation between the panes
Moisture trapped between two panes of glass means the seal on the insulated glass has failed. It can’t be wiped away, the window no longer insulates the way it was built to, and it usually gets worse over time.
3. The windows are hard to open, close or lock
Windows that stick, won’t stay open or don’t lock securely are more than an annoyance — they can be a safety concern. Painted-shut sashes, broken balances and worn hardware are common in older homes.
4. The frames are rotting, peeling or cracked
Soft wood, flaking paint and cracked vinyl let water in where it can damage walls and sills. If you’re repainting or patching the same frames every few years, replacement is often the better long-term value.
5. Your energy bills keep climbing
Older windows can let a lot of heat escape in winter and let heat in during summer. If your furnace and air conditioner seem to run constantly, your windows may be part of the reason.
6. Outside noise comes right in
Traffic, lawn mowers and neighbors that sound like they’re in the room are a sign your windows aren’t sealing well. Well-sealed new windows can make a home feel noticeably quieter.
7. You’re ready for a new look
Not every reason is a problem. Replacement is a chance to change the color, hardware or grille pattern of your windows, or to swap a style that never quite worked — like trading a fixed window for one that opens.
Repair or replace?
A broken latch or a torn screen is an easy repair. But when several of these signs show up together, or across most of the windows in your home, replacement usually makes more sense than another round of fixes.
